Send the photos and the numbers
Pick the shots you like best and add one line with the address, your asking price, and something like “4 bed 2.5 bath, new kitchen, quarter acre.” The address, price, beds and baths go on the page as you texted them.

Read the draft
The page describes what the photos show and what you wrote. It does not invent a renovated basement it never saw. If you only sent one blurry photo, it asks for more instead of padding.

Reply “publish”
The listing page goes live on your site with your license line already on it, and it is filed under its town so it joins your neighborhood pages.
Why the portal page is not enough
Portals are good at one thing: collecting buyers. Then they show those buyers other agents. Your listing becomes a lead for whoever paid for the spot next to it.
A listing page on your own website works the other way around. The person who finds it finds you, your other listings, your sold homes, and your phone number. Nobody else is advertising on it.
It also helps with the listing appointment you have not had yet. A seller in that town who searches your name sees a site that is current this week, which says more about how you work than any brochure.
